WHO QUALIFIES
Which medical professions are eligible?
Eligibility varies by lender, but most policies extend across these groups:
Specialists
Full LMI waiver, often to 95% or 100% LVR. Includes Cardiologists, Surgeons, Anaesthetists, radiologists, oncologists, Cosmetic surgeons, Dental surgeons, Dermatologists, Dentists, General Practictioners (GPs), Intern Doctors, Ophthalmologists, Pharmacists and more.
Veterinarians
LMI waiver to 90% LVR with most lenders.
Optometrists, pharmacists, physiotherapists, allied health
Eligibility varies by lender. Some extend full waivers to 90% LVR; others apply tighter conditions.
Residents, registrars, and trainees in advanced specialty programs are also recognised by many lenders - some from early in your career. We match your profession to the lenders most likely to offer the strongest terms.
LMI WAIVERS IN NUMBERS
How much do you save?
Worked examples on a $1.5 million Sydney purchase.
Standard buyer
10% deposit
$1.35M loan.
LMI approximately $32,000 - $37,000.
Doctor
10% deposit
$1.35M loan.
LMI waived. Saving $32,000 - $37,000.
Specialist
100% LVR
$1.5M loan, no deposit.
Standard LMI would exceed $60,000 - waived.
These savings go directly to you: they're not offset by higher interest rates. The medical professional rate is typically in line with standard owner-occupier pricing.
BORROWING CAPACITY
How lenders assess medical income.
Borrowing capacity for medical professionals follows the same core factors: income, expenses, debts, but the way lenders apply them is more generous.
Income assessed favourably
Some lenders take a more generous view of overtime, on-call, and bonuses. Locum income is recognised by select lenders.
Higher LVR without LMI
You can often borrow more with a smaller deposit, without LMI applying. That changes the maths on what you can afford.
Financials assessed leniently
Many lenders for doctors, will rely on the most recent years financials and not even take a look at what has happened historically. This is important if the most recent years performance is much stronger than previous.
As a guide, a specialist earning $400,000 with a 10% deposit can typically borrow for a property in the $1.6-1.9 million range, depending on their broader financial position - with no LMI. Outside of medical lending policies, that same scenario could involve $40,000+ in LMI, making a material difference to upfront costs.

Frequently Asked Questions About
Home Loans for Doctors and Medical Practitioners
-
Lenders price risk based on historical data and medical professionals consistently show some of the lowest default rates.
That’s driven by stable employment, strong income growth, and ongoing demand for medical services, even in weaker economic conditions.
As a result, lenders compete for these clients with more favourable policies, such as LMI waivers and cheaper rates.
-
Medical residents, registrars, and trainees are increasingly recognised by lenders, but policy varies by lender and career stage.
Some lenders extend full LMI waivers from early in your career; others require full registration as a GP or specialist. We confirm the exact policy based on your current position.
A common pathway is to purchase with a 10% deposit and LMI waiver during registrar years, then upgrade or invest later as income increases and equity builds.
-
Many doctors and dentists operate through companies or trusts, which makes income assessment more detailed.
Lenders typically require two years of financial history including two years of personal tax returns, notices of assessment, two years of business or trust financials.
For doctors however, many lenders will only need you to provide the most recent year's financials and still be able to obtain the cheaper rates, the LMI waivers and the better terms.
We match your structure to the lenders that understand it so the application is assessed correctly the first time.

Doctors can access 100% funding for practices that they will own or work in, either currently or in the future. They can even access 100% funding for practice goodwill purchases. If these business loans, as they are categorised, are fully secured by property, you can access 30 year loan terms. If unsecured, you can access 15 years. There's 10 years interest only options available too.
-
Most medical-professional lending options extend to investment property purchases as well as owner-occupier. The LMI waiver remains; the rate is typically 0.20–0.40% higher than owner-occupier (in line with standard investment lending). For doctors building a portfolio, the all important LMI waiver applies to each new investment which means you can invest with less cash each time, which accelerates portfolio growth materially compared with standard borrowers.
The key benefits remain:
LMI waived, even at higher LVRs
Rates slightly higher than owner-occupier loans (typically +0.20–0.40%) — in line with standard investment pricing
For doctors building a portfolio, the LMI waiver can apply to each purchase within the lender’s limits — significantly reducing upfront costs and accelerating portfolio growth compared to standard lending.

Most major lenders include specialists, GPs, dentists, and veterinarians. Many also extend this to optometrists, pharmacists, and physiotherapists.
Eligibility and limits vary by lender - we match your profession to the right one.
-
Some lenders offer 100% LVR with no LMI for recognised specialists.
You’ll still need funds for stamp duty and costs (typically 4–5% in NSW). For most other medical roles, 90–95% LVR with no LMI is standard.
-
Often, yes.
Some lenders include registrars and residents from early in their careers, while others require full registration. We confirm eligibility based on your current stage.
-
In most cases, yes.
Fully qualified dentists usually receive the same LMI waivers as doctors and GPs, typically up to 90–95% LVR. Some lenders extend 100% LVR to dental specialists.
-
Yes, with some lenders.
Registered pharmacists are often eligible for LMI waivers up to 90% LVR. The lender panel is smaller, but the savings are still significant.

Bank and savings statements
AHPRA (or relevant) registration
If self-employed: business financials
-
Yes - but structure matters.
Practice loans reduce borrowing capacity for a home loan, so we coordinate both to keep your overall position as strong as possible.
-
Rates are generally in line with standard owner-occupier loans.
The key benefit is the LMI waiver — though we often negotiate sharper pricing given lender competition for medical clients.
